How do I make changes to my listing?

All changes must be in writing.  Simply email us at info@seattlerealestatebyowner.com, let us know what your listing number is, what you would like to change, and we'll take care of the rest!

What does it cost to make changes to my listing?

Nothing, as long as you're not trying to change the house you have listed :)

How fast will the changes I request be made?

We strive to provide fast service and will update your listing as soon as possible.  We guarantee that we will update your listing within 2 business days of your request.

How should I price my property?

Pricing is one of the most important considerations when selling your home, not to be taken lightly.  Hiring a real estate appraiser can help you with this decision.  They are experts in real estate market values, and having an official appraisal performed while selling your home is valuable for 2 reasons: 1) It helps you set the price, and 2) An official appraisal document is a great tool to have when negotiating with buyers: you can show them proof of how much your home is worth.  To be considered current, an appraisal should have been performed within the last 6 months.

How quickly will my property sell, and what can I do to sell it faster?

Every property is different.  Some homes will sell immediately while others will sit on the market for months.  Though we cannot guarantee that your home will sell within a certain timeframe, there are several things you can do to help your property sell quickly:

  • Price your property well.  Setting the price of your home at what the market will bear is one of the best ways to attract buyers.  Many potential buyers will not even bother to look at your home if the price is too high.
     

  • Promote your SeattleRealEstateByOwner.com listing.  Our site gets traffic from many potential buyers everyday, and more people will see your home if you list the link to your webpage in other areas visible to buyers, such as the NWClassifieds, your flyers, at work, etc.

  • Make it shine!  There's an old saying in real estate that every dollar you spend between the curb and your front door will come back to you, and more.  The front of your house is your headline, your chance to get people interested in your home; if they don't like what they see outside, they probably won't even bother to look inside.  Keep your lawn cut, the bushes trimmed, and the sidewalk swept.  Inside, make sure everything is clean and tidy.  It's amazing how many buyers can't see past a messy home!
     

  • Fill out a Form 17.  This is the Seller's Disclosure Form, and is required in most home sales.  Having a Form 17 filled out prior to receiving offers gives buyers confidence that you are not hiding any problems that might be present with your home, and it makes real estate agents much more willing to show your home to their clients.  Find out how to obtain a Form 17 here.
